1. Introduction and Definitions
“Accommodation” refers to La Casa di Simone; “Guest” means the person making or benefiting from the booking; “Website” refers to the official website; “OTA Platforms” refers to Booking.com and Airbnb.
2. Scope
These Terms apply to bookings made through the official website. For bookings made through Booking.com or Airbnb, the commercial and contractual conditions of those platforms also apply.
3. Bookings
A booking is confirmed upon receipt of the confirmation issued by the accommodation. Guests declare that all information provided is accurate and complete. Each apartment accommodates up to four guests unless otherwise authorised.
4. Rates
Rates include the services specified in the booking confirmation. No tourist tax is currently applied. Any additional services will be agreed separately.
5. Payments
For direct bookings, payment is required at the time of booking using the available payment methods (Stripe, PayPal or other available methods). For OTA bookings, the payment terms of the relevant platform apply.
6. Booking Changes
Requests to modify dates, number of guests or special requirements are subject to availability and are not considered accepted until confirmed by the accommodation.
7. Cancellations
Direct bookings may be cancelled free of charge up to 5 days before arrival. For bookings made through third-party platforms, the cancellation policies of the relevant platform apply.
8. Check-in
Check-in is available from 3:00 p.m. Self check-in is available. Late arrivals are generally possible if communicated in advance and confirmed by the accommodation. Guests must provide all information required by law, including through the online check-in managed by Smoobu.
9. Check-out
Check-out must be completed by 10:00 a.m. Late check-out is available only upon prior request and subject to operational availability.
10. Children and Extra Beds
Children are always welcome. Cots, high chars and extra beds are available upon request at no additional equipment charge; accommodation charges for additional guests still apply.
11. Pets
Pets are welcome free of charge. Owners are responsible for their behaviour, any damage caused and for respecting the peace and comfort of other guests. Pets should not be left unattended for extended periods.
12. Parking
Free private parking is available. Advance notice is appreciated. The accommodation does not provide vehicle custody and is not liable for theft or damage except where required by law.
13. Wi-Fi
Wi-Fi is provided free of charge. Guests agree to use the service only for lawful purposes and not to infringe the rights of third parties. The accommodation cannot guarantee uninterrupted internet service in the event of outages or provider issues.
14. Liability and Damages
Guests are responsible for any damage caused to the property, furnishings, equipment or third parties, including damage caused by their pets. Any damage or malfunction should be reported promptly.
15. Maintenance
If urgent maintenance or safety work is required, the accommodation may access the apartment after notifying the guest whenever possible, except in emergencies.
16. Lost Property
Items found after departure will be kept for 30 days. Upon request they may be returned by shipment at the guest's expense.
17. Complaints
Guests are encouraged to report any issues during their stay so that the accommodation can resolve them promptly. Complaints submitted after departure will nevertheless be considered carefully.
18. Force Majeure
The accommodation shall not be held liable for the total or partial inability to provide services due to unforeseeable events beyond its control, including natural disasters, interruption of essential services, government measures or other force majeure events.
19. Privacy
Personal data is processed in accordance with the Privacy Policy published on the website.
20. Applicable Law
These Terms are governed by Italian law. Any dispute shall be subject to the jurisdiction provided by the applicable consumer protection legislation.
